Under general supervision, leads maintenance mechanics in the performance of general maintenance and/or preventive maintenance work. Responsible for coordinating and leading the daily work activities of mechanics, including performing repair activities and equipment operations duties as required. Prioritizes and schedules daily work flow. Coordinates with other departments to resolve difficult repair or maintenance repair issues and updates management regarding status.

Responsibilities:

Organizes and coordinates repairs, prioritizing work flow based on business demands and customer requirements. Ensures coverage of all work processes and performs daily repair functions as required. Verifies compliance with established procedures, and usage of proper materials. Confirms daily activities accurately completed on a timely basis in accordance with Tropical and industry standards.

Assists management with handling computerized maintenance requests and re-adjusts work assignments based on priority. Implements follow-up procedures for repair processes and to meet customer requirements.

Manages Preventive Maintenance program to include scheduling and coaching mechanics.

Coordinates and assists with on-the-job training for maintenance mechanics. Monitors performance and provides feedback to the Facilities and Maintenance Manager. Communicates scheduling recommendations and overtime requirements to Facilities and Maintenance Manager.

Ensures all facilities, grounds and equipment are kept clean, organized, and properly maintained. Assists in coordinating furniture movement and storage when necessary.

Coordinates the supply inventory process ensuring needed parts and materials are available as required for use. Ensures proper care and utilization of shop tools and equipment.

Coordinates repair requirements with other Tropical departments. Assists in problem resolution and ensures communications to affected areas.

Maintains knowledge of general construction and maintenance tools and equipment; construction and maintenance methods and terminology of trade; and principles and practices of work safety.

Performs a wide variety of semi-skilled and skilled tasks in the construction, building maintenance and HVAC and Electrical repair.

Understand and carry out oral and written directions; and establish and maintain effective working relationships with those contacted in the course of work.

Evaluates repair requests to determine most cost effective repair methods. Creates and completes repair work orders, including parts and labor. Generates and maintains documentation on type and quantity of repairs performed.

Ensures staff understands safety requirements and properly utilizes safety equipment. Ensures materials and work areas are clean and organized in accordance with safety requirements. Verifies that work is performed as per safety guidelines and that safety attire is worn as required. Informs Facilities and Maintenance Manager of any safety, staffing, personnel, hazardous materials, or other issues. Provides management with suggestions for problem resolution.

Oversees man power labor when necessary.

Performs all other assigned duties.

 

Requirements:

EDUCATION: High School Diploma or equivalent
EXPERIENCE: Five years experience in building repair as a lead person.

Universal HVAC license

LICENSE: Valid Local Driver's License and Valid Passport. Class A CDL with HAZMAT and tanker endorsements. Must pass DOT physical.
TRAVEL: 10% Travel to other Tropical locations
PHYSICAL: Operations - Manual dexterity to perform repetitive motion tasks on computer or handheld. Ability to frequently twist, bend, reach, squat, kneel, climb on equipment, push/pull 50 pounds, crawl, lift and carry at least 80 pounds on a daily basis. Able to withstand constant exposure to extreme weather conditions. Ability to travel in various modes of transportation (e.g. automobile, airplane, train etc.) Occasionally exposed to outside elements during the course of traveling.
